The MCB focus on Class B office
is spurred by the fact that our principals have owned, operated,
managed, worked out of and profited from these facilities for
years. We feel the market conditions are highly favorable and
our ability to access “off market deal flow” combined
with our talent for identifying undervalued assets make this
sector a natural one for us.
The specific physical characteristics for
our model are assets that are usually 100,000
sq ft or less, highly functional, well-located
and more than 10 years old. Generally, they
will feature a slightly older or less desirable
design and infrastructure than Class A buildings,
although we can, at times, take a well-located
Class B building, renovate it and reclassify
it as a B+, or even as a Class A.
